PHYSICAL THERAPY
THAT ACTUALLY
FIXES THE
PROBLEM.
FIXES THE
PROBLEM.
Most PT clinics treat your symptoms and send you home with a sheet of exercises. We go further. Every session is 1-on-1 with a Doctor of Physical Therapy — no aides, no assistants, no shortcuts. We find the root cause, address it directly, and build a body that stays fixed.

Muscle Pain
Recurring muscle pain is almost always a symptom — not the actual problem. We find the tightness and weakness around the painful area that's driving it, and address the source.
Joint Pain
Inflammation or degeneration in a joint is a symptom of what's happening around it. Unless you have an autoimmune condition, the answer usually lies in the structures and mechanics surrounding the joint.
Tendons & Ligaments
Weak tendons and loose ligaments require completely different approaches. Our assessment identifies exactly which is at play — so the treatment is actually targeted at the right tissue.
Our Treatment Approach
THREE PHASES.
ONE GOAL.
PERMANENT RESULTS.
ONE GOAL.
PERMANENT RESULTS.
Most PT stops at symptom relief. We take it three phases further — because getting out of pain is just the beginning. The goal is a body that stays fixed.
Phase 1
Manual Therapy
We start by decreasing your pain and symptoms using hands-on manual therapy. We place a heavy emphasis on this in every session — it's what allows us to restore mobility, reduce pain, and create the right environment for healing.
We are manual therapists first. Every technique is applied by your Doctor of PT, not delegated.
- Trigger Point Release
- Soft Tissue Mobilization
- Joint Mobilizations
- Acupressure & Bodywork
Phase 2
Address the Root Cause
Most treatment stops at symptom relief. We go further. In your initial assessment, we identify the actual root cause of your issue — the areas of weakness, tightness, and dysfunction above and below the painful area that are driving it.
We build a systematic corrective exercise plan targeting those specific causes, and update it every 2–3 weeks as you progress. This is what creates permanent solutions instead of temporary relief.
"Most treatment just addresses symptoms. We take it two steps further — to where the problem actually starts."
Phase 3
Build Strength & Body Resiliency
Once we've restored mobility and addressed the root cause, we solidify those gains and future-proof your body. We build strength through progressive loading of the newly healed tissue.
Your strength program is built around your specific goals and activities — whether that's returning to running, getting back on the pickleball court, surfing, or just living without pain.
Why Land and Sea
THE PT PEOPLE WISH
THEY TRIED FIRST.
THEY TRIED FIRST.
We work for our patients — not for insurance companies. That means we get to do things the right way, every time. No rushing, no delegating, no 20-minute appointments with a hot pack and a printout.
✓
Specialized, 1-on-1 PT every session. You see your Doctor of PT from the first visit to the last — not an aide, not an assistant, not whoever's available.
✓
Full hour, no exceptions. Every appointment is a full 60 minutes of hands-on care. We don't double-book and we don't cut sessions short.
✓
Manual therapy is our foundation. Trigger Point Release, Soft Tissue Mobilization, Joint Mobilizations, Acupressure, Bodywork — applied by your PT, not delegated.
✓
We only take cases we're confident we can help. If we don't think we're the right fit, we'll tell you — and point you in the right direction.
✓
We get 1% better every day — and expect the same from our patients. This is a partnership. The results you get here are directly tied to the effort you put in.
